Roof replacement

Sometimes patching doesn't make sense anymore. If your roof is old, leaking in more than one place, or losing shingles every time the wind picks up, it may be time for a new one.

Signs it may be time

  • Shingles that are curling, cracking or losing their granules (look for grit in the gutters)
  • Leaks in more than one spot
  • Sagging areas on the roof
  • Daylight showing through the boards in the attic
  • The roof is 20 years old or more

What to expect

Most houses around here have asphalt shingle roofs. A replacement usually means taking off the old shingles, checking and fixing the wood underneath, then putting down new underlayment, flashing and shingles. Many houses can be done in a few days, depending on size and weather.

Questions to ask before you sign

  • What's your New Jersey home improvement registration number?
  • Are you insured, and can I see the certificate?
  • Will you take off the old roof, or go over it?
  • What warranty comes with the shingles, and with your work?
  • Will I get a written contract with the price and the start date?
